A peril is defined as a cause of loss. What caused the damage to your property. There are several different types of perils, wind, hail, fire, water, etc. All polices have different coverages for perils as well as exclusions. How your policy is written will determine what coverages are afforded to you. Anything that is excluded from a policy will require you to essentially self insure yourself for whatever that exclusion entails. For example, if your property has a “code ordinance” exclusion and your home sustains hail damage, if your roof is being replaced any code related upgrades that may be required for your home, you would be responsible for out of pocket. You agreed to pay lower premium to take on that part of the risk. At the end of the day how your policy is written will determine to what extent the policy will cover you. There are several different types of policies. The biggest difference between the policies is Actual Cost Value ( ACV) and Replacement Cost Value (RCV) policies. An ACV policy will only pay for what the actual value of the property is worth. An RCV policy will pay for what it costs to replace the property completely. Filing a claim is very basic you call the carrier inform them you believe your property sustained damage from a covered peril. Typically the insurance carrier will then proceed to open your claim on your behalf and begin the investigative process. Keep in mind, many agents may be reluctant to file a claim on your behalf. The main reason agents are discouraged from filing claims is because there may be some negative financial repercussions for an agent after a certain number of claims are filed against there book of business. That being said, it typically goes much smoother and quicker if the claim is filed directly with the carrier and the agent is bypassed. Adjusters a staff adjuster works directly with the insurance company or firms that work for or hire independent Adjusters. No matter what type of adjuster comes out to your property, they are there on the behalf of the insurance carrier. There job is to inspect the damage and determine what steps necessary to repair the damages. Recently insurance companies have chosen to send out actual adjusters known as “third party inspector”. A third party inspector is not an adjuster, they may do a video call with a remote adjuster to determine the damages, a third party inspector can not determine coverage or speak on behalf of the carrier. It is recommended that you request an actual adjuster to be on your property when you file your claim. Deductibles is the portion of the claim that you are responsible for, you can find that amount on your declaration page in your policy Additional cost incurred, incurred cost is important to understand. The initial estimate written by the carrier rarely will included enough money to pay for the entire project 99% of all claims are underpaid this is a proven fact. The initial estimate is a starting point and there likely will be additional costs incurred to complete the project. Repairing property is a complicated process and not all damage can be seen, and not all roofing components are accessible with a visual inspection. A qualified contractor most likely will have to bill for additional items to complete the repairs.
During storm season, many companies come into an area temporarily as “storm chasers.” They work an area after a storm, then leave to go on to the next storm area. Many of these companies repair roofs as fast as they can before moving on because they will not be here to call for warranty work and/or service calls.
